Seal Coating

Protect your asphalt from UV rays, water penetration, oil stains, and Michigan freeze-thaw cycles with professional-grade sealant application.

Seal coating is the most cost-effective way to extend the life of your asphalt surface. It creates a protective barrier against the elements that break down asphalt over time: UV radiation, water infiltration, automotive fluids, and the constant freeze-thaw cycles that Michigan is known for.

Capital Paving uses commercial-grade coal tar or asphalt emulsion sealers, applied at the proper thickness and coverage rate for maximum protection. We don't water down our product or rush the application. Every job gets proper preparation, two coats where needed, and adequate cure time.

Seal coating FAQ

For residential driveways, we recommend seal coating every 3 to 5 years. High-traffic commercial surfaces benefit from more frequent application, typically every 2 to 3 years. We'll assess your surface and recommend the right schedule.
Typically 24 to 48 hours, depending on temperature and humidity. We'll barricade the area and let you know exactly when it's safe to resume normal use.
New asphalt should cure for at least 6 to 12 months before its first seal coat application. This allows the surface oils to oxidize properly so the sealant adheres correctly.
